Times are working days after complete preparation. Our team clarifies the overall timeline for dependent procedures.

Who handles your order
The ImoHub team checks the supplied details, clarifies authorization and tracks submission to the relevant administration. The competent institution issues the official document.
Receive your documents in your protected account. See the privacy policy for details about personal data.
ImoHub helps prepare, request and receive documents. We do not replace the broker; when you work with one, they lead the client relationship and transaction. We are not a state or municipal authority, and this information is not individual legal advice.
Property encumbrance certificate price
The total ImoHub encumbrance certificate price appears beside each available delivery option above. It includes the described administrative assistance and standard official fees, rather than only the Property Register fee.
Review the property description, chosen option and total before payment. Title analysis, notarial services and other documents are excluded unless explicitly selected and displayed.
Certificate deadline - standard or express
Choose from the available standard or express options above. Compare the final price and working-day deadline. The deadline starts after the required details and applicable authorization have been received.
An express option, where offered, does not remove the need for complete data and does not bind the authority to issue a positive result. ImoHub time starts after the required information and applicable authorisation are received.
Documents needed for an encumbrance certificate
Prepare the ownership deed, an accurate property description and any available cadastral sketch or scheme. Information about the relevant parties and their direct predecessors is also needed as applicable. Give the team any period specified by your lender or notary.
The exact attachments are checked before filing. Missing cadastral coverage, property changes or inconsistent deed descriptions may require clarification. Personal information and attachments are provided through the protected order channel.
How current is an encumbrance certificate?
The certificate reflects entries within its scope when it is prepared. A later entry can change the property status. It cannot guarantee the absence of encumbrances for a future period.
Before ordering, ask the lender or notary which search period and issue date are required. An older document does not automatically show subsequent changes and does not replace legal due diligence.
Encumbrance certificate or online lookup - what is the difference?
An encumbrance certificate is an official Property Register document describing entries, annotations and deletions for a specific property. If a certificate for a particular period is requested, that period must be specified in the application.
An online encumbrance lookup and a property certificate are different services. A name-based search or review of entries does not automatically replace the official certificate requested by a bank or notary. This page offers a certificate, rather than a free lookup.
Where is an encumbrance certificate issued?
The property certificate is issued by the Registry Agency through the Property Register. Before filing, the exact service, competence for the property or person and current channel are checked instead of applying a generic form to an unrelated case.
The issuing authority decides whether the file is complete and what result can be provided. ImoHub follows the administrative order but cannot alter official criteria, source registers or the content of the issued document.
The ImoHub ordering process
The customer selects an available property encumbrance certificate variant, reviews price, timeframe, scope and terms, then pays through protected checkout. After confirmation the team collects the minimum data and checks the applicable representation.
The application is prepared for the competent body, its administrative status is followed and supplementation requests are relayed. The process ends with the issued result or an explanation of why the service cannot proceed.
Receiving and checking the result
The result and status are provided through the protected route set for the order. Format and permitted delivery method depend on the issuing authority and selected channel; ImoHub does not unofficially transform official content.
After receipt, the customer checks names, property or person, period, purpose and other visible details. An apparent error should be reported promptly because an official correction can only follow the applicable administrative process.
When it may be needed
The property certificate may be relevant when the preparation of a specific transaction calls for official Property Register information about a precisely identified property and period. This is a starting point, not a universal rule for every sale, party or property type.
Confirm the actual document list with the notary, authority or another competent professional for the transaction. ImoHub does not determine the final legal requirement and does not present this document as sufficient on its own.
When it is not automatically needed
A new property encumbrance certificate should not be ordered automatically where the recipient does not require this document or the intended search concerns a person, deed or another Registry Agency service. Checking the purpose first avoids an unnecessary document and reduces the risk of requesting it for the wrong procedure.
This information is not legal, tax or notarial advice. A dispute about title, representation, the applicable procedure or transaction scope requires advice from a competent professional before an administrative order is placed.
Does the customer need a personal QES
The official electronic application description refers to submission through the portal with a QES. This does not automatically mean the ImoHub customer personally signs every order; the applicable representation route is established first.
A QES, NRA PIC and ImoHub’s own electronic signing journey are different mechanisms. Which one applies follows the official channel and representation. The customer should not buy a QES because of a broad marketing statement.
Reasons for delay or inability to issue
An incomplete period, missing deeds, imprecise property description or unsuitable sketch may lead to instructions, supplementation or inability to complete the service through the selected route.
The competent body decides whether to issue the document. If the ImoHub-supported process cannot be used, the customer receives a clear explanation and the current order terms apply; a result is not promised in every factual situation.
Relationship to the Transaction package quick selection
The encumbrance certificate joins tax assessment, sketch or scheme, family status and Article 87 in the Transaction package quick selection. The total sums five regular individual catalogue prices, without a discount.
Confirm the selected services against your transaction instructions. Remove unnecessary documents and choose available delivery options individually. The five-document selection is not a universal sale checklist and does not include legal review or services outside the catalogue.
Next step
If the need for property encumbrance certificate is already confirmed, review the available variants and open the protected order summary. It repeats the catalogue price and timeframe, included actions and terms before payment.
If the need remains uncertain, use the seller guide and personalised questionnaire, then confirm the list with a competent professional. The public page does not collect personal numbers, addresses or document contents.
Official sources
Official sources explain the administrative requirements. Confirm the final list for your sale with your notary.
