Practical guidance for sellers
Documents needed to sell property in Bulgaria
Preparation usually starts with the ownership deed, tax assessment and applicable cadastral sketch or scheme. An encumbrance certificate and additional documents depend on the property, sellers and the notary's or bank's requirements. Below you will find a quick checklist and administrative assistance services across Bulgaria.

Documents needed to sell property — quick checklist
Start with the ownership deed, tax assessment and applicable cadastral sketch or scheme. Other documents depend on the property, how it was acquired and the notary's or bank's requirements. This is a preparation guide, not a final opinion on a particular transaction.
Ownership deed
- When to check
- First in every preparation: a notarial deed or other title according to acquisition; earlier deeds may also be required.
- Where to obtain it
- From the owner; missing registered deeds can be located through the Property Register.
- ImoHub standard service
- Not ordered through this catalog. Confirm the required document with your notary.
Tax assessment
- When to check
- For preparing the transfer. Check validity and the details of the specific property.
- Where to obtain it

Encumbrance certificate
- When to check
- To check registered entries for a specified property and period; confirm the period and attachments beforehand.

- The municipality of the deceased person's last permanent address.
- ImoHub standard service

- Where to obtain it
- National Revenue Agency (NRA).

ImoHub helps prepare, request and receive documents. We do not replace the broker; when you work with one, they lead the client relationship and transaction. We are not a state or municipal authority, and this information is not individual legal advice.
Short answer: where to begin
Begin with four groups of information: the exact property, title documents, how it was acquired and the people or organisations participating in the sale. Then determine which administrative documents are relevant to that transaction. A tax assessment, sketch or scheme and property certificate answer different questions and are not interchangeable.
This guide is not a universal final list. A notary, financing institution or another competent professional may require additions based on the property, parties and chosen structure. ImoHub supplies administrative assistance only for services expressly shown in its catalogue; it does not perform legal title analysis or replace individual professional advice.
Core documents to examine first
A practical first review considers the title document, municipal tax assessment, current cadastral sketch or scheme and official Property Register information for the particular property. Each item has a separate issuer, purpose and input set. Possessing one document does not establish the content, currency or acceptability of the others.
The Transaction package quick selection adds five individual services: a tax assessment, sketch or scheme, encumbrance certificate, family status certificate and Article 87 certificate. The total is the sum of their regular individual prices, without a package discount. This does not mean that all five are necessary or sufficient for every sale. Compare the selection with the instructions for your transaction.
Conditional documents for the particular case
Conditional documents depend on the seller, manner of acquisition, property history, representation and the requirements of the specific process. Family status can be relevant to establish the seller’s recorded status when the property was acquired. An Article 87 certificate is a separate NRA service and must not be presented as universal for every sale.
Other topics such as heirs, deed copies, corporate records or a special power of attorney need business and professional confirmation first. ImoHub does not display them as orderable services unless they exist in the current catalogue. An information scenario helps identify the question but does not promise fulfilment of an unsupported document.
Apartment, house, land and new construction
For an apartment or another independent unit, the cadastral document is normally a scheme; for land or a building it is a sketch. In an area with an approved cadastral map, the SGCC/AGCC issues it. The Registry Agency’s official information describes a separate municipal-sketch case for land without an approved cadastral map.
A house with land, a land plot and new construction may involve multiple objects or different stages of registration. Do not select a document only from the everyday description of the property. Check identifiers, map status, independent units and exactly what will be transferred before choosing a cadastral service. For a house, compare the building and land as separate objects; for new construction, establish whether the unit is already mapped and how the available deeds describe it. These checks guide the service choice but do not establish title.
Selling inherited property
For inherited property, the starting task is to clarify the chain of acquisition, title documents and the people whose rights need professional confirmation. The encumbrance certificate requires title deeds covering the requested period. Prepare the available documents and clarify any necessary additions with the notary or a lawyer.
This page does not determine who the heirs or owners are and does not offer an heirs certificate as a current product. If that document or another deed is needed, confirm it with the notary or lawyer and use the official route. The Transaction package quick selection is not presented as sufficient for an inherited-property scenario.
Marital property and manner of acquisition
Family status matters in the context of the particular seller and how the property was acquired. A certificate establishing the seller's status at acquisition may be required. That does not mean one identical certificate is required for every family or transaction situation.
The certificate reports registered civil-status information; it does not decide ownership or participation by itself. Prepare the precise acquisition details and ask the competent professional what must be established. Family status remains an individual service at its regular price, including when added through the Transaction package quick selection.
Co-ownership and ideal shares
With co-ownership, distinguish the property, ideal shares and documents from which each person’s rights arise. A property certificate is requested for a specific property and period, while supporting deeds must cover the history requested. The certificate is not a conclusion about who may sell and under which conditions.
Before ordering an administrative document, clarify who the applicant is, which deeds are relevant and whether representation applies. ImoHub may assist with a supported service, but it does not review shares, co-owner consent or substantive rights. Those questions remain for the notary or lawyer handling the particular sale.
Sale through an authorised representative
Selling through an authorised representative and applying for an individual administrative document are different acts. Each institution may set its own requirements for the representative, form and proof of authority. Property Register and NRA electronic services, for example, use specific applicant and authorised-person fields and access rules.
ImoHub uses limited authority only for the ordered administrative assistance. The customer reviews the text before signing. It is not presented as authority to sell the property, receive proceeds or act outside the service. Where a personal step or another form is required, the team identifies it before filing.
A transaction with mortgage finance
Mortgage finance may add a separate list from the financing institution to the notarial and administrative preparation. That list is contractual and case-specific: it depends on the property, collateral assessment, parties and credit stage. Do not assume that the Transaction package quick selection includes bank documents, valuation work or loan approval.
Confirm with the lender and notary which documents must be available, in which form and as of which date. Then use ImoHub only for services actually displayed in its catalogue. The page does not advertise a mortgage-purchase package and does not promise that express administrative fulfilment will accelerate the lender’s decision. Treat administrative preparation, lender review and notarial preparation as separate timelines. A change in one stage may require a refreshed document in another, so one express order cannot control the whole financed-transaction schedule.
Where the seller is a legal entity
Where the seller is a legal entity, first establish the precise organisation, the person representing it and the documents supporting the particular act. Those circumstances cannot be inferred from a cadastral sketch, tax assessment or encumbrance certificate and are not part of an ImoHub legal review.
We do not publish a universal corporate checklist because requirements depend on the entity type, representation and transaction. Obtain a case-specific list from the notary or legal adviser. If the organisation orders a supported administrative service, applicant and authority details are checked under that service’s official channel.
Currency and timing of documents
There is no single expiry rule for every document. The AGCC says sketches and schemes remain current until property data change. An encumbrance certificate reflects the register at preparation and for the requested period. Other certificates report circumstances as of their relevant date and stated purpose.
The recipient decides whether the date, period and content are acceptable for the transaction. A cadastral change, later registration, changed civil status or new purpose may require another document. Check currency shortly before the scheduled act instead of relying on one generic number.
Who issues each document
Tax assessments and family-status certificates are municipal services. A sketch or scheme comes from the SGCC/AGCC where an approved map exists, subject to the described municipal-sketch exception. The Registry Agency issues the property certificate, and the NRA issues an Article 87 certificate.
Identify the correct issuer before preparing the application. ImoHub is not a municipality, cadastre, Property Register or revenue authority and does not issue official documents. Its role is administrative assistance for catalogue-supported services, tracking the file and providing the result through a protected route.
Which services have an online route
Through ImoHub you order the selected documents online and follow the order in your account. The required information, supporting files, identification and authorization depend on the service and property. Our team explains what to prepare before the administrative work begins.
ImoHub can prepare and file through its supported process after payment, complete information and applicable authority. If a personal visit, the customer’s own access or an unsupported form is required, that limitation must be disclosed. An online order does not guarantee that the authority will not request supplementation.
When a QES may be required
A QES matters only where the selected official channel or representation requires it. The electronic property-certificate application is described as QES-filed. The NRA publishes online routes using a PIC or QES and rules for an authorised person with confirmed access. These are different services and mechanisms.
We do not use “without a QES” as a universal promise. A customer may not personally sign with a QES where a permitted representative uses the proper channel, but this is checked for the case. ImoHub’s internal signing is not presented as a QES and cannot replace a form required by an institution.
What may delay preparation
Common administrative delays start with inaccurate identification: the wrong cadastral object, differently written names, an incomplete period, missing deed or wrong service. Supplementation may also be requested where register data differ from the documents supplied.
ImoHub’s timeframe begins after confirmed payment, complete data and applicable authority. It does not override official processing, exclude time while the customer supplies missing information or guarantee issuance. Non-working days, technical unavailability and instructions from the authority can also change actual completion.
Personalised questions, package and next step
If you already have a confirmed list, select the services you need individually. If you need all five, the Transaction package adds them at the same individual prices without a discount. Each service page displays catalogue-backed final prices and timeframes; express appears only when actually available. Before payment, review scope, exclusions, terms and the result-delivery route.
If the list remains uncertain, use the personalised questions as orientation and take the result to the notary or competent adviser. Do not enter a personal number, address or document contents on the public page. After confirmation, ImoHub requests the minimum data through the protected process for the selected service. Keep the confirmed list and document dates together for later checks.
