Listing Policy

This Policy sets out the requirements applicable to listings published on the ImoHub platform.

It applies to all users publishing listings for the sale or rental of real estate and forms an integral part of the Terms and Conditions.

Listings may be published by registered users with a verified profile and confirmed phone number.

The user publishing the listing declares that they are the owner of the property, a duly authorised person, or a licensed broker entitled to offer the property.

Regardless of the category, every listing must include the following mandatory information:

• Title.
• Transaction type - sale or rental. The rules apply equally to both.
• Property category and type.
• Location - at least at the district level.
• Price - current and accurate, stated in euros and/or Bulgarian leva.

It is prohibited to include contact details (phone, email) in the listing description. Communication with potential buyers and tenants takes place through the Platform's built-in tools.

Mandatory fields are marked with "*".

Mandatory fields: title, transaction type, category, property type, construction type, location, floor number, price.

Optional fields: floor area, number of rooms, bedrooms, bathrooms, orientation, year of construction, extras (lift, parking, terrace, air conditioning, etc.), heating type, description.

Optional fields: floor area, balconies, orientation, year of construction, extras (lift, parking, security systems, video surveillance, photovoltaic system, etc.), heating type, description.

Optional fields: year of construction, extras (lift, climate-controlled area, EV charging, video surveillance, concierge, etc.).

Mandatory fields: title, transaction type, category, property type, location, price.

Optional fields: designated use, extras (fenced, asphalt road, electricity and water), designation (single or residential construction), description.

Photos must:

• Represent the actual property - stock images or photos of a different property are not permitted.
• Be owned by the user publishing the listing, or otherwise be covered by the rights necessary for their use.
• Not prominently contain personal data (faces, documents, licence plates).
• Not contain advertising content, links or watermarks of competing platforms.

Each listing is active for a period of 30 days from publication.

The user is obliged to take down or deactivate the listing within 3 calendar days following the sale or rental of the property.

ImoHub reserves the right to deactivate listings which it reasonably believes are no longer current, without prior notice.

After the 30-day period expires, the listing is archived in the user's profile for 6 months.

The following listings are not permitted:

• Listings containing false, misleading or exaggerated information about the property.
• Listings relating to a property for whose sale or rental the publisher has no right or authority.
• Duplicate listings - the same property may not be the subject of more than one active listing at the same time.
• Listings containing offensive, discriminatory or unlawful content.
• Listings generated automatically without genuine content.

The Platform offers paid promotion of listings via TOP or VIP status. Promoted listings must meet all the requirements of this Policy.

Paid promotion does not guarantee the sale or rental of the property.

In the event of a breach of this Policy, ImoHub may edit, deactivate or remove the listing without prior notice.

For systematic breaches the account may be restricted or suspended in accordance with Section 14 of the Terms and Conditions.

Full responsibility for the content of a listing rests with the user who publishes it.

ImoHub does not verify the accuracy of the data published and bears no liability for damages caused by false or misleading listings.

ImoHub reserves the right to update this Policy.
